How much money do you need to move into your first rental apartment in Japan?
For eg: You chose an apartment whose rent is 50,000/- yen per month. So, in the first month, you will pay :
Basic rent which is 50,000/- yen + security money (shikikin) again this is equal to 1 months rent 50,000/- yen
Then, there is key deposit also.. like a gift money to owner who gave a house to live and this is one time deposit. This amount can be equal to one months rent or can be less also.
say 30,000/-yen in this case, so far its 130,000/-yen
then comes insurance. You have to pay insurance fee at the time of rent contract which can be equal to 16,000/-yen
then, there is a guarantor company fee. The company which will take your guarantee to pay rent if you fails to do so in any month. Let this be 200,000/-yen.
Then, brokerage fees, the fee paid to the company that has helped you to get the apartment which can also be equal to 1 month rent or may be less than that. say 25,000/-yen in our case.
then comes, monthly management fees for taking care of your building in case.. you want paint or anything. lets say 2,000/-yen every month for this.
at last, there is key handling fees paid to the person who hands you the apartment key and that,s half a month,s rent i.e 25,000/-yen
so now, if i total the whole rent amount for 1st month.. this is equal to - 218,000/- yen.
