The bungalow I remodeled is ready for you to see!

Here’s a quick recap of what was done:
Gutted the upstairs to improve the floor plan and increase square footage
Turned a half bath into a full bath
Updated the electric (from old knob and tube)
Removed old carpet and refinished the hardwood floors underneath
New light fixtures
New paint (after removing a lot of wallpaper)
New appliances, sink, countertops, cabinet paint, hardware and open shelves area — in the kitchen
Light downstairs bathroom refresh — painted tile, plus a new mirror, light, paint and hardware
New tile in front of the fireplace

Here’s a quick breakdown of the numbers:
Purchase price: $230,000
Remodeling cost: just under $60,000
Market value: $365,000
Equity gained: $75,000

The majority of my budget went to updating the old electric and re-doing the upstairs. I hired a professional electrician, plumber, HVAC company and carpenter.

I definitely saved a ton of money by serving as the “general contractor” and doing DIY projects that were at my skill level.

Note: location is everything! This home is in a hot Milwaukee neighborhood called Bay View — just blocks from Lake Michigan.

The key to building equity is simple math: potential market value, minus the remodeling cost, minus the purchase price.
