I left out the SMBIOS set to 'false" in this video which should be done in addition to setting the VMM Flag.
Today I installed Mac OS 12.0.1 Monterey on my 2009 Mac Pro 5,1. It went very smoothly. This video shows how I did it updating from Big Sur 11.6. And this is just to take it for a test spin so do this at your own risk and backup your working system before you attempt it and I recommend installing Monterey on separate drive.
