ROOF SUMMARY: There is a bad leak in the home. You can see in this opened up valley on this tile roof that the valley flashing is completely clogged with debris and is failing. This debris could not be seen on top of the roof. These flat valley flashings often get overwhelmed and lead to leaks. We will replace these with a wider 5-crown valley flashing that has 5 raised points running down the metal helping to prevent blockage and water from running sideways.
