The average family cannot afford their own home, for this reason, today we will discuss a problem that affects many Croatians, especially young families - the increasingly difficult solution to the housing issue. Recently, there have been rumors again about the introduction of taxes on second and third properties, as well as on empty apartments. We will also touch on the problem of renting apartments, apartments that are used as apartments, and how to encourage the owners of empty apartments to rent them out to young people.

In this video, we talk to Mark Juras, an agent from Canada, to explore what models Croatia could apply, whether real estate prices will fall, and how the tax affects the real estate market. The example from Istria shows that it is still possible to find solutions. Listen to our conversation and share your constructive opinions in the comments.

Tax on vacant properties: The introduction of a tax on vacant properties is being discussed as a potential solution to increase the availability of apartments for both rent and sale.

Will foreigners buy less if the tax is introduced?
The influence of foreign buyers on the local real estate market is discussed, especially in the context of the purchase of apartments by young people

Housing policy: Criticism of the lack of strategy for housing policy in Croatia and the need for urbanization and the construction of apartments for young families at affordable prices.

Croatia has not yet created a housing policy for its young people, why is there so much waiting for the important fact that all the young people are leaving?

Illegal renting: We have laws that are not enforced when it comes to controlling illegal renting by foreigners and non-payment of residence tax.

Tax policy and incentives: Discussion of the need for incentives for property owners who rent apartments to young people, as an alternative to penalizing empty properties.

Comparative analysis: Comparative analysis of the situation in Croatia with other countries such as Canada, in the context of real estate taxes and housing policy.

Cultural aspects: Consideration of the impact of demographic changes on the cultural identity of Croatia amid the influx of foreign workers and residents.
