EA is a nightmare. Same two letters, five different sounds:
/ɪə/, /eə/, /ɜː/, /iː/ and /ɛ/.
Think of read, dead, heard and near. All spelt with EA, all said differently. Even 'read' on its own can be /riːd/ or /rɛd/.
There's no reliable rule, so my advice: learn each new EA word on its own, and check it with a native speaker or an online dictionary.
Practise the words and example sentences in the video and it'll get easier.
