Property Managers - worth the money?

Is it worth it to hire a property manager? This is one of the questions landlords ask themselves a lot. At least it's a question I've asked myself many times. When months go by and there's been no calls from tenants about anything going wrong it seems like paying 7 to 10 percent of your monthly rent to someone to manage your property is too much. But when the calls start coming in to fix a toilet or a water heater... or when a tenant moves out and you need to get a whole until ready for a new tenant that's when you really start reconsidering self managing your rental property. In this case it's a bit more than an hour away so just getting out there and back takes two hours of my time. Plus I almost never have everything I need with me to take care of what needs to be taken care of. And it's not just the replacing light switches, light bulbs, filters, and clean up. There's also the showing to prospective tenants that takes time too. So is hiring a property manager worth it? I still don't know the answer. I sure do like the hands off of it I get with the one place I do have a property manager.
