Think about it - while you're struggling to save up that 20%, home prices just keeping climbing higher and higher. By the time you finally hit your down payment goal, you may have to spend way more for the same house.
Not only that, tying up so much cash upfront leaves you with less monthly flexibility and reserves for unexpected costs. That's the real risk!
My take? Put down what you can afford - even 3-5% is totally doable with the right loan program. It'll let you buy a home sooner before prices shoot up more, while keeping some cash in the bank for breathing room.
