Transform Your Home with Simple Staging Tips
Ciao, I'm Vittoria, your trusted realtor! Today, I'm here to change your perspective on home staging. When you think of home staging, you might imagine expensive, disruptive processes with huge trucks moving in big furniture. But it doesn't have to be that way.
It’s not like that at all. Recently, I sold a home for $10,000 more than the asking price in just 11 days with three offers. The home staging was transformative, and it didn’t cost a fortune. Now, I'm going to break it down and show you a few simple steps to get a house market-ready with home staging.
Step 1: Decluttering a Kid’s Room
Let's start with a kid’s room. This room was adorable but very cluttered. Believe me, my kids' rooms aren’t perfect either! But when you're selling your house, you want to put your best foot forward. This room had tons of stuffed animals and was messy. We didn't bring in any new furniture. Instead, we edited, decluttered, and simplified.
In the after photo, you’ll see we removed all the stuffed animals from the bed, cleared the cute shelves above, opened the curtains to let in light, and made the bed nicely with the existing pillows. We didn’t add anything; we simply depersonalized and organized to make it look much better.
Step 2: Depersonalize Your Space
A key part of home staging is removing personal items. Take down family photos and religious artifacts to neutralize the space so any buyer can envision themselves living there. Avoid distractions like collectibles, which can divert attention from the room's features.
Step 3: Organize Your Closets
Take a third of the items out of your closets. Remove out-of-season clothing and pack it away. When buyers open the closet doors, they’ll see a spacious, organized area, free from clutter like boots and coats.
Step 4: Clear Your Counters
Keep bathroom counters minimalistic. Only a towel and hand soap should remain. Remove everything else, including toothbrushes, hairbrushes, and makeup. Clean, clutter-free surfaces make a big difference.
Step 5: Living Room Transformation
Let's look at a living room transformation. Initially, the room had an uncentered rug, family photos on the wall, and even a ladder. It lacked elegance. We centered the area rug, and added tasteful neutral artwork, some pillows, and a coffee table. The result was a simple, uncluttered space that showcased the room’s true potential.
Fun Fact: The Impact of Staging
Did you know staged homes sell 73% faster and for 10-20% more? That’s why I cover the staging costs for my sellers. It’s crucial. There are also simple things you can do to help your house shine and sell faster than an unstaged home.
