Hey YouTube, it’s Gary, back with another Mortgage Motivation episode. Today I’m in the car, taking a couple quick calls about down payment assistance (DPA). I’ve talked about the programs in the past, but now I’m breaking down how they actually work and the general flow, whether you’re nationwide or local. DPA isn’t free money—it can help with your down payment and closing costs, and you can combine it with seller gifts or other grants to stack the support.
DPA usually falls into three categories: 1) a down payment assistance loan, which is technically a loan tied to your property and repaid in various ways (monthly payments, refinance, or when you sell); 2) a grant, which you don’t have to pay back as long as you meet certain stay-period rules; and 3) a forgivable loan, which can be forgiven after a set time if you stay on track. I’ll help you pick the best fit for your situation, and I’ll also flag that many programs require certain qualifications—so don’t assume it’s “free money” without checking the details.
Qualifying for DPA depends on several moving parts: credit score, income (and sometimes household size), and debt-to-income ratios, plus any program-specific rules. Some programs require homebuyer education or staying in the home for a minimum period, while others are more flexible.
