100 Year Old House Becomes Passive Home
My neighbor/friend has completely gutted and remodeled his home from the ground up solo. He lifted the house, added a new insulated slab and foundation using ICF’s. The walls have been furred out too be 2x6 walls and cavities filled with rock wool batts, there are two layers of continuous outer-insulation using 1.5” rock wool comfort board putting the wall R-value (not accounting for windows) at around 33.6. Behind the comfort board continuous insulation is delta vent self adhered WRB (on top of the 1/2” plywood) as the water and air control layer. On top of the comfort board is 1.5” rainscreen + cedar clapboard cladding. The envelope is fully air sealed: the sheathing is the primary air barrier as all seams, nail heads and other gaps are filled with joint and seam filler. Additionally, all top/bottom plates and stud to sheathing joints received acoustical sealant to stop airflow. The result… they received a blower door test and scored a whopping ACH (air changes per hour) .1 which is absolutely unheard of.
Due to the complexity and extra cost, the house will not be an official certified passive house but it most certainly is one by every sense of the word. Complete with an ERV for continuous/balanced ventilation and it even has conduit lines to the rooftop for future photovoltaic (PV) solar panels, so this house will be “net zero ready” as they say.
