Deal Negotiation: Live Motivated Seller Call With Live Deal Analysis

For those of you out there who are still a little "scaredy chicken" or "nervous" when they have to call a stranger and offer them pennies on the dollar for there house, I recorded a free training video.
Its short and sweet and although its not a call and close... it will provide you with the confidence you need to "jump in the pool"!
Here are a few mistakes new investors make when talking to motivated sellers:
#1 - Talking to fast - Look I'm from the Midwest (Chicago) and I tend to talk a little faster then most, however try to calm down and match the speed and dialect of your caller. Follow an 80/20 rule.
#2 - Details - There's a lot of information that can scramble your brain when your on the phone. Try getting the key factors of the home. For example you can "google" the address before you talk to the seller. That way you are not asking boring mundane questions down a list about bed, bath, sq foot, etc. Instead focus on the big items. Why are you looking to sell? Tell me a little about the home? Are their any repairs? Who is actually on title? Are they a Realtor, an investor or the homeowner?
#3 - Negotiation - Some investors will try to "run the numbers" before they call the seller. This is a mistake because you will more than likely gain some valuable insight about the home owners scenario or condition of the home that totally changes the deal structure. Instead try to pull some soft numbers live on the phone and "plant the seed" with a "soft pass". Start by asking the seller what they think the home is worth today? What it would appraise for if it were all fixed up? If it was recently de-listed, what amount did he/she list it for? Tell the seller upfront with real sold addresses what things go for to justify your offer. Use the (3) cheapest sales in the neighborhood and tell the seller you'll be somewhere around $xx,xxx.
