Many tenants are so happy to find a suitable apartment that they often don't read the rental agreement completely and don't ask any questions, but simply sign it. Misunderstandings often arise during the tenancy, for example, regarding issues such as "minor repairs," "keeping pets," and "utility bills." Disputes also arise regarding the loss of keys and necessary insurance policies that tenants must have to avoid problems in certain cases.
Therefore, it's a good idea to clarify certain issues with your tenant when signing the rental agreement or upon handover. In the last video, we started talking about the "tenant's license" we plan to introduce. It covered a few practical things you can and should show tenants in the apartment: from changing fan filters to proper heating and ventilation to cleaning the siphon and floor care.
This second part covers some points, including those from the rental agreement, which we explicitly discuss with the tenant upon signing the contract. For example, many tenants aren't entirely clear about the "MINOR REPAIR CLAUSE" and aren't aware that the landlord doesn't automatically pay for every repair. We briefly explain this rule in the video. Many tenants who call us and report minor defects, such as a broken faucet or a clogged sink, don't realize that they have to pay for them themselves. When we point this out on the phone, the discussion starts. To prevent this, calmly discuss the topic during the handover.
We also discuss how and to whom DEFECTS should be reported. There are often tenants who independently order tradespeople without prior agreement and then have the invoice sent to the landlord. This is obviously not acceptable; the tenant cannot outsource work at the expense of their landlord without prior agreement. Therefore, it's important that you clarify how you want to proceed in the event of defects. Whether the tenant should call you, for example, or your property manager, etc.
Based on our experience over the past few years, we also discuss another unpopular but important topic with tenants: INSURANCE. If the apartment becomes uninhabitable, for example, due to fire – even in neighboring apartments – or water used to extinguish the fire, then accommodation in a hotel or furnished apartment is generally not covered by the owner's building insurance. For this, the tenant needs contents insurance, which is often skimped on. However, I then ask tenants if they have somewhere to stay for a few weeks/months in case of doubt and whether they have enough money to buy all the furniture, clothes, etc., new in the event of damage.
You should also strongly recommend that your tenants have personal liability insurance. We address many other topics in the video, so it's worth watching the entire video.
