Acquiring Breezehome for Free!
Here's a trick to acquire Breezehome (and really most other houses in Skyrim) without spending any gold.
Essentially:
1. Talk to Proventus Avenicci when he is near some type of container
2. Tell him you'd like to purchase the house (you must have at least 5,000 gold in your possession for this dialogue option to become available)
3. Quickly exit out of the dialogue and store your gold in the container
4. Receive the house key from the steward and then reclaim your gold from the chest
Boom! You just got a house for free!
I haven't tested whether the same trick would work when furnishing a house, but it might if there isn't too much of a lag between accepting the upgrade and you depositing your gold.
