Mod/Custom Content Early Access: Interpreting The Grey Area | The Sims 4

On July 21, 2022, EA published The Sims 4 - Mods and game updates article which touches on The Sims Policy on Mods and Custom Contents.
While it mostly tackled the use of mods and the risk that goes with it, it has created quite a bit of a stir in the sims community, especially among those who create and use mods and custom contents.
One particular item that is now controversial is the monetary aspect of mods, specifically, Early Access.
This is my interpretation of the grey area surrounding Early Access which I think some people from the sims community missed.
