If there is vacant uncultivated land around your land, you can prepare documents for that land and obtain a rent receipt for it, and take possession of it. The law gives you the right to prepare documents for uncultivated land and take possession of it. Once you prepare documents for uncultivated land, you will have legal rights over it. If any of the four sides of your farm is uncultivated land, you can easily obtain documents for it. One thing you should keep in mind is that if a Scheduled Caste or Scheduled Tribe person occupies that uncultivated land, you cannot get it vacated. Therefore, if it is vacant, you should prepare documents and take possession.
If you have uncultivated land next to your land, you must first update all your land documents. You must have the original deed and the land receipt updated. If your land receipt isn't updated, you can easily update it online using your mobile phone. I've already published a post about this on this website; you can view it. Now, let's discuss which documents are required to prepare the uncultivated land documents.
After preparing all these documents, you must go to your block office and submit them along with the application. After submitting them, your land will be inspected, including the uncultivated land, to determine whether it is vacant. If there are any trees or plants planted on the uncultivated land, you cannot cut them down and take possession of them. Once the block-level inspection is complete, your application will be transferred to the district office.
All your documents will be re-verified in the district. If they are found to be incorrect, your application will be rejected. If all your documents are found to be correct, then from here, i.e. from the district, your documents will be transferred back to your block and from the block, you will be given a settlement letter for that non-cultivable land in your name. After that, you can get the mutation of that land done and take possession of it and use it for your own use. .............................................................................
