Builders FINALLY Constructing Affordable Homes
Home Builders are finally planning to construct more affordable entry-level houses in 2024 in response to rising interest rates and high home prices. Currently, it is extremely challenging for first-time buyers to enter the market, with no new homes sold for less than $200,000 in November 2022. To address this, home builders intend to build smaller properties on smaller lots, reducing home construction costs and enabling lower sale prices. The focus on home affordability has also led to an increase in townhome construction. Despite these efforts, it is unlikely that the demand for affordable housing will be fully met, as the projected increase in the number of affordable homes is only 6% higher than last year. The materials used for these new homes will be cost-effective, with features like carpeted floors and vinyl, which may sacrifice some aesthetics and functionality compared to pre-pandemic homes. The prevalence of starter homes is expected to be higher in states with available land and less expensive regulations, such as Texas, Florida, and parts of the Midwest. While affordable homes will be built nationwide, higher land and labor costs may limit production in other areas. Some builders also plan to offer mortgage rate buydowns, allowing buyers to reduce their mortgage rate by 2% during their first year.
