What is the difference between a Notary Public vs. Signing Agent? In this video, I will give a brief explanation of what a NOTARY PUBLIC does vs. what a LOAN SIGNING AGENT does (aka NOTARY SIGNING AGENT, SIGNING AGENT, LSA, NSA). Quick Notary Training & Signing Agent Training! What is the difference between a Signing Agent and a Notary? A Notary publics witness the signing of important documents and verifies the identity of the signer, their willingness to sign the documents, and their awareness of the contents of the document or transaction. Some other examples of services provided by a notary public are administering oaths and affirmations. They take affidavits and statutory declarations, take acknowledgments of deeds and other conveyances, and protest notes and bills of exchange. A loan signing agent will do all of that and educate themselves about the real estate industry, and they have also been trained to handle loan documents. Lenders and title companies hire Signing Agents as independent contractors to assist in the last step of the loan process.
