How can I tell if I need a new roof or if the roof can be repaired?
You know you need a new roof if we find that we see staining on the facia.
We look a the drip edge. We try to determine what's happening. Is the roof failing or is the gutter failing? In this case we found that there was no drip edge, the water was getting in between the gutter and the roof, staining the facia and we have some rotten wood also.
We mainly want to look at the condition of the shingle. Is it curling? Is it buckled? Does it have granulations that have worn through?
So we look at all the penetrations on the roof we look at chimney flashing, soil stacks, vents, to see if it's leaking around those. If you have a leak, it may be a soil stack which animals have to chewed the top of it and that creates a week around the soil stack. So really you need a professional to come in and tell you if the roof needs replacement or if it's just a vent flashing problem.
