14:45 I have a land flipping related question. So we got a purchase agreement signed for an infill lot in New Jersey near the Jersey Shore. And we went ahead and ordered title search and due diligence search from Parcel Review(https://parcelreview.com/) for the land. The title search and due diligence search came back a week ago but I don't really know how to make sense of the report. The summary of the title search is "Title is Clear. No Open Liens/Encumbrances found on Property and Owners. All Property Taxes are PAID" which looks good. On the other hand, there's a lot of information on the due diligence report but I don't know what specifically I should be looking for in the due diligence report, especially as it pertains to whether or not this infill lot has any red flag that can potentially stop us from making this deal.
When we do title search and due diligence search for a piece of land, what should we be looking for exactly? For example, what are the things that we need to look out for that can make or break the deal?
This will be our first land flipping deal if it goes through and we're trying to learn as much as we can on this opportunity. So we really appreciate your opinion on this. Thank you!
