Digital zoom uses a fixed lens camera and software on the DVR it is connected to in order to magnify the pixels of a certain area of the image (the zoom area). The rest of the image is cropped out of view. This results in image distortion the more you digitally zoom in.
Optical zoom, also knows as mechanical zoom, uses a camera with a motorized zoom lens, such as a PTZ camera, that can physically adjust the focal length of the lens. There is no image distortion / quality loss with optical zoom.
