I'll be going through the town planning basics / tips (NOT a boring town planning lecture) that apply to all states in Australia: NSW, VIC, WA, ACT, TAS, NT, SA, QLD. In particular, Sydney and Perth can be a complicated area for town planning (various design codes in Sydney and a range of town planning schemes in Perth).
The basic concepts of Australian Town Planning include state based town planning which covers the metropolitan area followed by town planning at a local government level. The local government documents (town planning scheme + map) are more granular covering density, building height, building bulk, parking and permitted uses.
Town planning's main impacts on property development include the permitted use or density of a site, allowable building height, building bulk or scale and car parking. I'll go through the basics and tips to understand each of these areas of town planning in Australia.
There are some other areas which include the heritage impacts of planning, design amenity such as overlooking, overshadowing, cross ventilation and natural light. Green building is also an area which is growing in importance.
