A great conversation about how some families are using 1031 exchanges not just to defer taxes, but to help their children or grandchildren buy property in areas where affordability has become a real challenge.
One of the more interesting strategies we discussed was how parents can sell an investment property, complete a 1031 exchange into a replacement property with their children, and structure ownership in a way that may help the family long term through shared equity, rental agreements, and estate planning strategies.
We also talked about how these exchanges can potentially be used for future vacation homes or Airbnb properties depending on someone’s long term goals and situation.
A lot of people hear “1031 exchange” and think it only applies to large investors, but many of the strategies we covered are really about creating options, preserving wealth, and thinking ahead for the next generation.
