1031's Are Dangerous
The 1031 itself, of course, isn't dangerous it's the fact that many people get themselves mentally tied up stressing over whether or not they will find a replacement propery. In their stress, often people buy sub-optimal properties simply to defer the taxes.
The mindset can get dangerous and cause us to make rach decisions that have long term consequences.
