I created a template to help make neighborhood graphs. In this video I walk everyone through how to use this template. There is a learning curve here, but you can do it. All you need to figure out is how to export information from your MLS in a specific format and then paste it into my template. Well, and then customize the x-axis and y-axis if needed.

NOTE: MLS recently updated their language, so some of the categories in my video are now called something else. For instance, "Selling Price" is now "Close Price". You have to figure out which categories are the correct ones now. I'll see if I can make a list eventually when I have more time. Just a heads-up for now (Jan 2021).

Is this for you? You can look to see if you like the graphs. If you do, great. If you don't, no problem. There are many tools online and this isn't really designed to look at prices. It's designed to look at how things like lot size, bedroom count, year built, etc... affect price. The template makes these graphs listed at the top of this post. There are maybe 10 or so graphs it can make (only the ones at the top that I mention). http://sacramentoappraisalblog.com/20...
