Stats today show a definitive increase in the percentage of cash buyers, but there’s more to the story. In today’s video, I explain how we’ve seen an increase in the percentage of cash buyers even though there aren’t actually more. Wait, what?
This is happening on the national level, and it’s definitely showing up in Sacramento. The percentages I used in this video are actually pretty close to Sacramento too. The actual number of cash buyers is pretty close to one year ago, but still a little bit less than last year.
My advice to the real estate community is to focus on the buyers that are here at the moment. Today we simply have more cash buyers out of a smaller pool of buyers that are playing the game. This will change in the future when financed offers start to come back with either more affordability, lower rates, lower prices, or something else that would change demand. But for now, expect the percentage of cash to be a little higher since these buyers are less sensitive to what mortgage rates do.
