Let’s imagine you are ready to write an offer on a house. The sellers have some items they don’t want so you include them on the contract. Those items might be a large piece of furniture, lawn mower, a piece of art work etc.

Is including them on the contract the right step?

Items that can be included in the contract would be attached items, appliances, window treatments etc.

If you are unsure , a good rule of thumb is to leave the items off the contract. You can add them on a separate bill of sale or amendment to the offer indicating that the items are being left as a convenience to the seller.
