The Techno Mart shopping district in Gwangjin-gu, Seoul, once known as Korea's leading electronics shopping district and mobile phone mecca, is facing a dire situation. Despite this, no tenants are interested. Except for the first floor, leased entirely by the fashion shopping mall Enter-Six, and the sixth floor, which sells mobile phones, the entire area is empty. Even stores selling mobile devices, once considered a mecca for mobile phones, have recently been experiencing a surge in vacancies.
The decline of Techno Mart is attributed to online shopping. While other products are significantly affected by online shopping, the impact on the electronics market has been devastating. Consumption patterns have shifted dramatically, with people now buying cheaper items simply by comparing prices online. Furthermore, with price competitiveness waning, the number of shoppers has plummeted.
Experts predict that the Techno Mart district will struggle to survive under the current system. A critical issue for themed shopping malls like Techno Mart, which specialize in a single industry, is their inability to quickly adapt to changing trends. While a struggling electronics business can easily be restructured, changing the industry in a shopping mall requires the consent of a majority of store owners. This is challenging due to the conflicting interests of the merchants, making such a change difficult. This is because each floor is divided into numerous stores, with hundreds of owners.
