There were high expectations that the nearby commercial district would be revitalized after the Samsung Electronics semiconductor factory opened in Godeok New Town in Pyeongtaek, Gyeonggi Province, in 2015. The steady influx of workers from Samsung Electronics' Pyeongtaek Campus drove up both housing and land prices. However, eight years later, Pyeongtaek's commercial district is now rife with vacancy. Many of the stores, not just mid- to large-sized ones, but even the first floors of small commercial-residential buildings are vacant.
The Godeok Rodeo Street commercial district near Seojeong-ri Station, which leads to Godeok New Town, is lined with empty stores. The first floors of the eight parcels of land are occupied by restaurants, cafes, and real estate agents, but the second floor and above are still rife with rental advertisements. For example, all 165 of the 180 commercial units in Seojeong Tower 2 on Godeok Rodeo Street are vacant, with only 15 remaining.
Local real estate agents pointed to the high pre-sale prices as the cause of the vacancy, citing rising real estate prices and rising land values. The pre-sale price for Seojeong Tower 1 is 1.1 billion won for a 13-pyeong (approximately 43 square meters) unit on the first floor. Monthly rent is 4 million won, with a deposit of 50-70 million won. Landlords and prospective buyers who purchased these units at such high prices are finding it difficult to lower their rents due to the high interest rates.
The commercial district along the back street in front of the main gate of Samsung Electronics' Pyeongtaek Campus is also experiencing a slump in vacancy. The main street commercial district directly across from Samsung Electronics' Pyeongtaek Campus is bustling with cafes, restaurants, and mobile phone stores. However, if you venture into the back alleys, you'll find that most of the first-floor retail spaces in small commercial buildings remain vacant. Since the Samsung Electronics Pyeongtaek Campus opened, rents have risen sharply, particularly in this main street commercial district.
