Elegantly positioned in the single-family RS-5 zone on the West Side of Vancouver, Bird’s Wing Passivhaus + combines the thermal performance of Passive House with stylish, minimalist design. The unique custom duplex property, comprising two primary dwelling units and flexible lock-off suites takes its name “Bird’s Wing Passivhaus +” from its architectural approach and planning.

Highlights:
4000 SF FSR including thick exterior walls, duplex with x2 lock-off suites.
Passive House +: The project is targeting “Passive House Plus” certification, a standard which acknowledges Passive House projects with on-site generation of renewable energy for an annual net-zero balance. This acknowledges sufficient on site renewable energy generated via 33 solar panels to balance the energy occupants consume.
Upper level – Unit 01: x2 bed, x2 bath home with x2 balconies, shared laundry / storage area and a flex lock-off studio suite with additional bath, kitchen and dedicated entrance.
Main level – Unit 02: x2 bed, x2 bath home with private laundry room and a flex lock-off studio suite with additional bath, kitchen, laundry and dedicated entrance with outdoor patio.
Duplex “+”: New build custom duplex creating x4 dwelling units as each duplex has its own lock-off suite.
Bird’s Wing: the name, like the duplex itself, has many layers. It is a reference to bringing two or even four families together “under its wing”. The folded roof line evokes the image of a bird’s wing in flight and underneath it sits an intricately planned duplex, which can expand and contract just as a bird’s wing can.
Windows and doors composed of fiberglass or locally sourced wood.
No gas line to the house to avoid fossil fuel use.
Siding and roofing is either steel (high recycled content, durable) or fiber cement (high recycled content, durable).
