Designed by Richard Neutra in 1961, the Levitt House is a remarkably refined example of his mature residential work—defined by structural clarity, disciplined geometry, and an effortless relationship between interior and landscape.
The house is organized in an L-shaped plan around the pool and outdoor living areas, allowing the principal rooms to open directly toward the site. Floor-to-ceiling glazing, slender steel columns, and post-and-beam construction create the lightness and transparency that became central to Neutra’s architectural language.
The spatial experience invites comparison to some of the most iconic houses of the Case Study era, including Pierre Koenig’s Case Study House No. 22, particularly in the way structure, glazing, and view are used to dissolve the boundary between enclosure and landscape.
Throughout the residence, Neutra’s precision is evident in eccentric beam placement, carefully resolved joinery, and fascia details that operate simultaneously as architectural edge and functional gutter. These elements are subtle, but they reveal the degree to which structure, drainage, proportion, and visual order were conceived as part of a single system.
The house was renovated by Marmol Radziner in 2004 and again in 2012, with an approach that respected Neutra’s original architecture while adapting the residence for contemporary use. Even the updated cabinetry reflects that continuity. European hardware and detailing found in the original house informed later interventions, allowing new work to feel connected to the architectural vocabulary already in place. The result is not a reinvention of Neutra’s work, but a careful continuation of it.
