Are Public Open Houses Still Relevant?

I very rarely do public open houses these days especially on newly listed high quality homes that are in strong demand. Instead i do showings by appointment only using the same hours as a public open, 2-4pm on a Saturday and Sunday. This has many advantages over just allowing anyone off the street to come in and view a home. Recently I have noticed many strata are updating their strata bylaws and not allowing public open houses.

Also I discuss a recent listing I had ( Now Sold) in Tsawwassen, and how different that market is from Vancouver.
