Multiplexes in Vancouver Approved... Anyone Building??
2 weeks ago the City of Vancouver approved the construction of multiplexes on single family lots. Depending on the size of the lot, homeowners can now build up to six strata ownership units or up to 8 secured purpose built rental units on a single family lot through expanded multiplex construction.
This is supposed to add missing middle housing... but will it? The cost to secure the land and build one of these large multiplex homes is going to be expensive. This new policy will also aim to decrease the size of the total floor area (FAR) of a new single family detached house on such lots. In other words you will be penalized if you don’t build a multiplex or small apartment building (rental units) on single family lots from this point on.
